Public forum to gather comment on revisions to town's
Business A District
The Cape Elizabeth Planning Board will hold a public forum on Wednesday,
April 16, beginning at 7 p.m. to solicit public comment on their work to
revise the BA District regulations. The Planning Board is beginning a process
of converting the dated BA District regulations into a neighborhood business
district with updated permitted uses, setbacks, design standards, etc.

The purpose of the public forum is to encourage a discussion by area business
and property owners about their vision for the business districts located
on Shore Rd and Ocean House Rd, between Broad Cove Rd and Kettle Cove Rd.
The Planning Board has been asked by the Town Council to prepare amendments
to the Zoning Ordinance that implement recommendations 7, 13, and 3 of the
2006 Comprehensive Plan. The Planning Board has prepared a draft Purpose
statement (see below) for the public to discuss, but is seeking comments
on all facets of the zoning prior to preparing a full draft for consideration.

Draft Purpose Statement:
This is a neighborhood business district where the business uses are geared
to the needs of nearby residents rather than a large scale, regional destination
center. The district requirements should promote business vitality, pedestrian
connectivity between the business district and the adjacent residential areas,
a mix of commercial (first floor) and housing (upper floors) uses, high quality
design that is pedestrian friendly and compatible with the neighborhood,
and an efficient use of the land within the district for business uses.
